Zoning Inspection and Enforcement

Through the fair and consistent enforcement of the Township Zoning Resolution, Property Maintenance Code, and Nuisance Abatement Resolution, staff work proactively with residents and property owners to address concerns, resolve violations, and prevent conditions that could negatively impact surrounding properties. These efforts balance education with enforcement, emphasizing cooperation and timely compliance while following established procedures. Please Keep These Common Code Requirements in Mind:

• Grass and weeds maintained below eight inches

• Removal of debris, litter, and storm damage within reasonable time periods

• Exterior upkeep of homes, garages, fences, and accessory structures

• Proper storage of materials, vehicles, and equipment

• Required permits for decks, sheds, pools, fences, and other improvements

• Proper storage timetables, location, and screening of recreational vehicles and trailers

• Signs installed in compliance with Township regulations

• Clear visibility at driveways and intersections

Enforcement

The Zoning Resolution establishes standards for how land and structures may be used and developed throughout the Township. Zoning inspectors regularly monitor properties to ensure compliance and to address issues such as unpermitted construction, signage, and land-use conflicts. Enforcement is carried out through a structured process that includes inspections, notification of violations, opportunities for correction, and, if necessary, penalties or hearings before the Board of Zoning Appeals. 

Property Maintenance

The Township adopted a Property Maintenance Code (pdf, 56KB) in 2001 to ensure that aging neighborhoods remain safe, presentable, and well-maintained. This code sets minimum standards for the upkeep of residential, commercial, and industrial structures and premises. When concerns are identified, staff work directly with property owners and provide an opportunity to correct issues within established timelines. Most matters are resolved cooperatively and without further action, though unresolved violations may proceed to legal enforcement.

Nuisance Abatement

The Nuisance Abatement Resolution (pdf, 3MB), consistent with the Ohio Revised Code, provides a way to address nuisances such as tall grass and weeds exceeding eight inches in height, or other unsafe and unsanitary conditions. If a nuisance is confirmed, the Township may take corrective action and recover costs from the property owner. These measures ensure that public health and neighborhood character are preserved, while providing clear standards for property owners to follow.
